These Terms & Conditions ("Terms") govern your use of the Atithi mobile application and website (the "Service"), operated by SIVO TECHNOLOGY LLP (GSTIN 20AGAFS5126M1Z2), a Limited Liability Partnership with its registered place of business in Ranchi, Jharkhand, India ("we", "us"). By creating an account or using the Service, you agree to these Terms and to our Privacy Policy.

1. The Service

Atithi is software that helps PG and hostel owners manage rooms, tenants, KYC verification, rental agreements, rent and charges, and helps tenants join a PG, submit KYC, and track and pay their dues. We provide the software only. We are not a party to any rental arrangement between an owner and a tenant, and we do not own, manage or inspect any property listed on the Service.

2. Eligibility and Accounts

You must be at least 18 years old and able to form a binding contract under Indian law. You sign in with your mobile number and a one-time password. You are responsible for all activity on your account and for keeping your device secure. Tell us promptly if you suspect unauthorised use.

3. Owner Responsibilities

• Provide accurate information about your PG, rooms, rent, deposits and charges.
• Review tenant KYC and payment submissions honestly and promptly.
• Use tenant personal data only to manage their stay and meet your legal obligations (such as police verification), and not for any other purpose.
• Comply with all laws applicable to running your PG or hostel.

4. Tenant Responsibilities

• Submit genuine KYC documents that belong to you.
• Upload only genuine proof of payments you have actually made.
• Your rental terms (rent, deposit, notice period) are agreed with your owner.

5. Fees and Payments

The Service is currently free: we do not charge owners or tenants any fee. If we introduce fees in the future, they will be shown in the app before you pay and are inclusive of applicable taxes unless stated otherwise. Rent, deposits and charges shown in the app are paid by the tenant directly to the owner; we record them but do not guarantee or insure any payment between them. Refunds and cancellations are governed by our Refund & Cancellation Policy.

6. Acceptable Use

You agree not to:

• upload forged or someone else's documents, or false payment proofs;
• access another person's account or data without permission;
• interfere with, reverse-engineer or overload the Service;
• use the Service for any unlawful, fraudulent or harassing purpose.

7. Suspension and Termination

You may stop using the Service and request deletion of your account at any time (see Delete Your Account). We may suspend or terminate your access if you breach these Terms, misuse the Service, or if required by law.

8. Intellectual Property

The Service, including its software, design and the Atithi name and logo, belongs to SIVO TECHNOLOGY LLP. You keep ownership of the content you upload and give us permission to store and process it only to provide the Service.

9. Disclaimers and Limitation of Liability

The Service is provided "as is" and "as available". We do not guarantee that it will be uninterrupted or error-free, and we are not responsible for the conduct of owners or tenants, the condition of any property, or disputes between them. To the extent permitted by law, our total liability for any claim relating to the Service is limited to the fees you paid us in the 3 months before the claim, and we are not liable for indirect or consequential losses.

10. Indemnity

You agree to indemnify SIVO TECHNOLOGY LLP against claims and losses arising from your breach of these Terms, your misuse of the Service, or content you upload.

11. Governing Law and Disputes

These Terms are governed by the laws of India. Subject to the grievance process below, the courts at Ranchi, Jharkhand have exclusive jurisdiction over any dispute arising from these Terms or the Service.

12. Changes to These Terms

We may update these Terms from time to time and will notify you of material changes in the app or on this page. Continuing to use the Service after changes take effect means you accept them.
